Our Property Potential Assessment is a fixed-fee written report that shows you what your property can support and what it would take, before you commit to anything bigger.

The Property Potential Assessment

Every project we take on starts the same way: a proper look at your property by people who do this every week. The assessment is paid, and there's a simple reason for that. When you pay for an answer, you get an honest one. Your written report covers:

  • ✓  Zoning, overlays and minimum lot sizes checked for your exact property
  • ✓  What your block could support: subdivision, granny flat, dual occupancy or boundary realignment
  • ✓  The likely council pathway and what it involves
  • ✓  Indicative costs and works scope for whichever path fits your block
  • ✓  A straight answer on whether the numbers stack up. What you do with it stays your call

Fixed fee: $495 inc GST. Go ahead with the works through us and the full amount comes off your project.

These projects are serious spends. A proper granny flat build runs well into six figures, and so does a simple one-into-two subdivision once council charges, consultants and civil works are added up. Finding out early whether yours stacks up is the cheapest part of the whole process. And if you do go ahead, the assessment ends up costing you nothing extra.

Lock in your assessment

We confirm the fixed fee and payment details by email. Once it's paid the assessment is underway, and the zoning, overlays and site constraints get checked properly with the right consultants across it.

Your answer, in writing

Eligible or not, and exactly why. If it's a no, a few hundred dollars has just saved you a very expensive lesson. If it's a yes, you'll have the pathway, the works and the numbers, and the fee comes off your project. Either way, the call on going ahead is yours.

Approvals

Every path has its own approval route, and the right people handle it. We stay across it the whole way, so the works are priced and programmed right.

Site works & handover

Our crews deliver the works on the ground: clearing, demolition, earthworks, retaining and site preparation. The site is left clean, level and ready for the next stage.

The report is information about your property to help you decide, not financial advice. The assessment fee is always confirmed with you by email before any payment is made.
